Committee Constitution

Owners are being asked to vote on whether to adopt the proposed Committee Constitution for James Square.

Building Survey & Planned Preventative Maintenance

Owners are being asked to vote on commissioning an updated Building Survey and Planned Preventative Maintenance report.

  • Total survey cost: £80.38 per property
  • Proposed sinking fund contribution: 50%
  • Estimated owner contribution: £40.19
  • This would allow Myreside to prepare a prioritised future maintenance programme.

Swimming Pool & Gym

Myreside intends to commission an independent safety inspection and operational risk assessment for the pool and gym facilities.

  • The findings would be reviewed alongside F3 Surveyors' recommendations.
  • Localised repairs may be undertaken where appropriate, and larger repair works may progress if recommended.

  • Owners are not currently voting on a full refurbishment of the swimming pool and gym. Any longer-term refurbishment proposals would be presented separately if progressed.

Incomplete handover, around £7,000 additional owner payments identified, ongoing reconciliation and return of outstanding funds.
Trinity Sinking Fund
Myreside recovered £25,661 from Trinity Factors, held on behalf of James Square owners.
Pool, Gym & Sauna
Facilities remain closed, RAAC ruled out, repair/refurbishment options discussed, no decision made.
Building Survey
Myreside proposed updating the development-wide condition survey.
Future Repair Funds
Block-specific repair funds discussed.
Committee Growth
