Welcome to the James Square Useful Information page. This page covers access to the pool, gym and sauna, how waste and recycling works, who to contact if something goes wrong, what’s good nearby, and updates on local projects.

Swimming Pool Access

The swimming pool, gym and sauna area is located at the North West side of James Square and can be accessed in two ways.

Residents accessing the pool from within the main building should follow the internal signage, which will guide you through the appropriate internal door.

There is also a separate external entrance for everyone else. From the car park, head towards the main gates and you will find the pool entrance door under the archway near to the electric gates.

If you are new to the development, please make sure you have both a valid key fob and the access code, as these are required to enter the pool area.

If you need a key fob or the access code, please contact either your landlord or the previous resident or owner in the first instance. If you still need assistance, contact the factor and or Jimmy, the caretaker, who can assist with access arrangements.

Factor Information

Following the owner vote, Myreside Management received the most votes and is now the appointed factor for James Square.

Myreside Management formally became the factor for James Square on 1 February 2026 and now manages the development, including communal areas, landscaping, cleaning, and shared facilities (pool, gym, sauna).

Fior Asset & Property are no longer responsible for management of James Square from 1 February 2026.

Caretaker

James Square has a resident caretaker, Jimmy, who works most weekday mornings and early afternoons.

Jimmy is responsible for the running and maintenance of the pool systems, general maintenance of communal areas, and can assist with the replacement or purchase of key fobs and main entrance door keys.

Office location

Jimmy’s office is located at 65A, between the main entrance and the path to Telfer Subway, accessed via a small set of stairs. There is a ring doorbell on the front of the door.

Jimmy is not responsible for issues within private dwellings, the delivery or handling of packages, or short-term let enquiries.

Everyday Waste

General landfill bins are at the rear car park through the archway. Bin chutes in Blocks 51 and 45 are for tied sacks only. Large bags must go to outdoor bins. No rubbish should be left in stairwells or corridors.

Recycling bins are at the front of James Square on Caledonian Crescent at the corner with Orwell Terrace. Separate bins are provided for glass, paper, plastics and cans.

Fire Action

What to do in the event of a fire within James Square. Follow these quick instructions and open the detailed guide when you need the full poster and assembly point map.

If you discover a fire, call for help and sound the alarm. Attempt to put the fire out only if it is safe to do so. If not, leave the building by the nearest exit and proceed to a safe location.

Assembly point: Across the road from James Square, at the corner of Caledonian Crescent and Orwell Terrace.

Fire alarm testing: The fire alarm is tested every Wednesday at about 10:00am. No action is required during the test unless the alarm continues or there are signs of fire.

Winter Visitors at James Square

This December, James Square welcomed a small flock of Bohemian waxwings. These striking birds, known for their crests and soft colouring, are only occasional visitors to the UK and are usually seen when food becomes scarce in their usual northern habitats.

You may have noticed birdwatchers with cameras around the square. They were capturing images of the waxwings feeding on the berry trees around the buildings.
